From Dairy Farm to Two-Car Garages
Our epoxy flooring in North Richland Hills work covers a wider range of houses than most nearby cities. The city began in 1952, when Clarence Jones started subdividing his dairy farm near what is now Cummings Drive. That first section had 188 homes, and construction was restricted to brick and masonry. Since then the city has filled in decade by decade, so a garage slab here might be seventy years old or seven. We coat both, but we treat them very differently.
The old core
Homes in the original Jones Farm streets and the subdivisions that followed in the 1950s and 1960s often have smaller single or one-and-a-half-car garages. Many have been converted, reconverted, painted, or used as workshops for decades. On these floors we expect patched cracks, uneven spots, old paint and the occasional floor drain. Grinding removes the old coatings, and we level what we can before the base coat goes down. A flake system works well here because the texture and color hide the small dips that come with an older slab.
The growth decades
The city counted 8,662 people in 1960, 30,592 in 1980 and 55,635 in 2000. Homes from the 1970s through the 1990s are now at the age where owners start replacing roofs, updating kitchens and, often, finishing the garage. These slabs tend to be in decent shape but may carry oil stains and spalling near the door from years of water running in off the driveway.
The north end
The northern part of North Richland Hills, served by Keller ISD, includes newer construction. A newer slab is usually the simplest to coat, but it still needs to be ground to open the surface. Some builders apply a cure-and-seal product that keeps coatings from bonding, and a light grind is the reliable way past it.
Who lives here and why it matters
About 63.5% of homes are owner-occupied and the median owner-occupied value is $360,700, according to the Census. That mix includes long-time owners planning a lasting upgrade and people getting a house ready to sell. For a sale, a clean flake garage floor is a fast, visible improvement that photographs well. For a long-term owner, we lean toward thicker build and a stronger topcoat.

- Born from a dairy farm. In 1952 Clarence Jones began subdividing his dairy farm into a suburban addition near today's Cummings Drive. The first section had 188 homes, and building there was restricted to brick and masonry. A second section added in 1954 had streets named for automobiles.
- Incorporated in 1953. Residents of the 268-acre Jones Farm voted to form their own city in 1953 after annexation by neighboring Richland Hills was denied. Smithfield was annexed by 1960.
- Owners and values. About 63.5% of North Richland Hills homes are owner-occupied, with a median owner-occupied value of $360,700 and 87.7% of residents in the same house a year earlier (Census ACS, 2020 to 2024).
- Nearly 29,000 homes. The 2020 Census counted 28,691 housing units in the city, 4.7% of them vacant, and 69,917 residents, making it the third-largest city in Tarrant County.
- A former mall site. North Hills Mall closed in 2004 and was demolished. Its site has held North Richland Hills City Hall since 2016.

North Richland Hills Questions
Can you coat a 1950s garage floor in North Richland Hills?
Usually, yes. Older slabs from the city's first subdivisions often have cracks, patches or old paint, and we grind all of that off before coating. If a section is badly damaged or moving, we will tell you so rather than coat over a problem.
My garage was converted to a room years ago. Can it go back to a coated garage floor?
In many cases, yes. After flooring and tack strips come up, the slab often has adhesive residue and fastener holes. Grinding removes the residue and we fill the holes before coating. If the conversion involved walls or electrical work, check with the city about permits for undoing that part.
Is a flake floor worth it if I am selling my house?
It can be a good presentation upgrade because garages show up in listing photos and buyers notice them. For a sale we usually suggest a straightforward flake system rather than premium options. For a home you are keeping, a thicker build pays off over time.
Do you coat floors in businesses on Davis Boulevard or Mid Cities Boulevard?
Yes. We do commercial and warehouse epoxy for retail, shops and service businesses, and we schedule around your hours. We also give commercial clients a written scope with cure times so they can plan reopening.
