Floors That Hold Up to a Dallas Year
Epoxy flooring in Dallas covers a lot of ground, because the city itself does. Dallas spans about 339.58 square miles of land and counted 1,304,379 residents in the 2020 Census. Floors here range from a two-car garage in Lake Highlands to a storage bay behind a shop in South Dallas. Garage floor epoxy is the most common request, and it is where we spend the most care: grinding, crack filling, a pigmented base, and a topcoat chosen for how you actually use the space.
A city of owners and renters
Only about 42.4% of Dallas housing units are owner-occupied, according to Census estimates for 2020 to 2024, and the median owner-occupied home value is $320,700. That mix shapes what people ask for. Owners usually want a full broadcast flake floor they will live with for years. Landlords and property managers often want something durable, easy to mop and quick to return to service between tenants. We quote both, and we tell you plainly which system fits the budget and the expected wear.
What heat and cold do to a garage slab
Dallas has a humid subtropical climate. July and August average highs of about 96 degrees, heat indices regularly pass 105, and the all-time record is 113 degrees, set in June 1980. Winters are mild on average, yet the city still sees roughly 26 nights a year at or below freezing, and DFW Airport hit minus 2 degrees on February 16, 2021. A garage floor in Dallas has to handle hot tires rolling in off August pavement and cold, wet slush tracked in during a rare ice storm. Cheap one-part kits often lift under hot tires. A properly ground slab with a polyaspartic or UV-stable topcoat handles those swings much better.
Coatings we install in Dallas
- Garage floor epoxy with a full or partial flake broadcast and clear topcoat
- Epoxy flake floors for laundry rooms, workshops and back entries
- Polyaspartic floor coating when you need the garage back in a day
- Metallic epoxy floors for retail spaces, studios and finished basements or bonus rooms
- Patio and outdoor concrete coatings with UV-stable chemistry for sun-baked slabs
- Commercial and warehouse floor epoxy for shops, storage bays and light industrial space
Prep without fouling the storm drain
Surface prep is where most of the work happens, and in Dallas it comes with clear rules. The city's stormwater guidance says wash water can only go to the street or storm drain if it has no soaps, detergents or degreasers, is clean enough not to harm the receiving creek, and does not cause erosion or muddy runoff. If a cleaner is used, drains must be blocked and the dirty water collected, for example with a wet vacuum. We grind most slabs dry with dust collection, and when an oil-soaked floor needs degreasing, we capture that rinse water rather than sending it down the driveway toward the Trinity watershed.
Oak Cliff hills and older neighborhoods
North Oak Cliff is hilly and holds 5 of the city's 13 conservation districts, and East Dallas has well-known historic areas like Swiss Avenue and Munger Place. Older homes in these parts of town sometimes have detached garages with thinner, patched or uneven slabs. Before quoting, we check for moisture, old sealers and failed paint, because a coating is only as good as the concrete under it. If a slab is too far gone, we will say so instead of coating over a problem.
Getting a quote
Call (817) 904-2240 or send a few photos of the floor, including any cracks, stains or peeling coating. We measure on site and give you a written quote that lists the prep method, the coating system and the expected cure time before you can walk or drive on it.
Dallas Facts That Matter for Your Floor
- Fewer than half of homes are owner-occupied. Census estimates for 2020 to 2024 put Dallas at a 42.4% owner-occupied housing rate, with a median owner-occupied home value of $320,700 and 2.42 persons per household.
- Hot summers, real freezes. Dallas averages highs near 96 degrees in July and August and about 26 nights a year at or below freezing. DFW Airport dropped to minus 2 degrees on February 16, 2021, and the record high is 113 degrees from June 1980.
- Wash-water rules for surface cleaning. City of Dallas stormwater guidance allows wash water into the street only if it is free of soaps, detergents and degreasers. When chemicals are used, storm drains must be blocked and the contaminated water collected.
- Hilly Oak Cliff and conservation districts. Oak Cliff, annexed by Dallas in 1903, sits on the Austin Chalk uplift south of the Trinity River. North Oak Cliff is hilly and contains 5 of the city's 13 conservation districts.

Dallas Questions
I rent out a house in Dallas. Which garage coating makes sense for a rental?
For rentals we usually suggest a flake broadcast system. The flakes hide dirt and minor scuffs, the floor mops clean, and the textured finish gives better footing than a smooth gloss. If turnover is tight, a polyaspartic topcoat can let tenants park on it much sooner than a standard epoxy.
Will hot tires lift the coating in a Dallas summer?
Hot tire pickup mostly happens with thin, poorly bonded coatings. We grind the concrete to open it up, apply a penetrating base coat and finish with a hard topcoat. That combination is what lets a floor take tires that just came off pavement on a 100-degree afternoon.
How do you handle cleaning water so I do not get in trouble with the city?
Most of our prep is dry diamond grinding with a vacuum attached, so there is little water at all. When an oily floor needs degreasing, we block the path to the street and collect the rinse water, which follows the City of Dallas stormwater guidance for washing with chemicals.
Do you coat warehouse and shop floors inside Dallas?
Yes. Commercial and warehouse floor epoxy is one of our six core services. We look at forklift or cart traffic, chemical exposure and how long the space can be shut down, then recommend a system and schedule that fits.
